Demographics was formed by affordable housing market analysts to develop and market specialized demographic data and reports.
For the development
of Ribbon's first significant data product, affordable housing industry experts were invited to provide a "wish list" of data items. Based on these
identified needs, Ribbon Demographics developed the framework for HISTA, a data product that allows for professionals and developers involved in the
industry to calculate the need for affordable housing with far greater accuracy, speed and ease than was possible before.
Ribbon's services include custom demographic and psychographic analysis and report writing .
Julia LaVigne
Julia LaVigne is the owner/ manager of Ribbon Demographics, which is now in its fourth year. Previously she was the
Director of Market Studies at Value Research Group. She has conducted housing market analysis since the late 1980s and has experience in working with
urban, suburban and rural properties in more than 30 states across the country, including extensive involvement with LIHTC, mixed-use and 'New Urbanist'
projects.
Through her work on LIHTC projects, Ms. LaVigne identified a need for specialized demographic data and spearheaded the development of HISTA data and
the search for a data provider to work with. She continues to work on refining the HISTA product and researching other data needs.
Ms. LaVigne has been a speaker on market study and data issues at affordable housing conferences. She has attended seminars and professional
training courses relating to new development and revitalization of neighborhoods, Smart Growth and New Urbanism, demographic analysis, residential
marketing and affordable housing.
She has been a Market Study Analyst for the New Jersey Housing Mortgage Finance Agency and has reviewed market studies
prepared for proposed affordable housing developments throughout New Jersey. Ms. LaVigne is a founding member of the National Council of Affordable Housing
Market Analysts based in Washington, D.C. and has served as Chair of the Data Committee, Chair of the Education Committee
and on the Executive Committee.
